Sustainability Case Study Highlights

                One of the first commercial building to implement “Day Cleaning” – 5% energy reduction

                First commercial building to implement “Xeriscaping” and smart irrigation – over 80% irrigation reduction ($37,000 with a payback of 4.2 years and 2.9 years respectively)

                Design/Install HVAC condensate recovery/recycle system – reclaim/recycle over 125,000 gallons of water annually ($4,500 cost with a 1.5 year payback)

                In 2018 Gateway performed a complete restroom porcelain exchange. The existing restroom fixtures, both commodes and urinals, used 1.6 GPF (Gallons per flush) and 1.0 GPF respectively. The newer model commodes use 1.0 GPF. The newer urinals use .125 GPF, or one (1) pint per flush. This has resulted in a 37% reduction in restroom water use, resulting in $4,800 in annual savings.

                35.1% decrease in building’s kWh consumption 2009 – 2018: The Georgia Power average kWh rate increased 20% ($0.064 vs. $0.075) from 2009 to 2012. The GFS team at Technology Square Research Building lowered the overall billable annual kWh usage by 35% netting over $107,000 annually in energy savings as compared to the baseline year 2009.

                Reduced CO2 emissions by over 540 tons annually. CO2 emissions have been reduced another 43% from 2012 to 2018.

Technology Enterprise Park (TEP)

Sustainability Case Study Highlights

             On July 1, 2015, Gateway Facility Services commenced management of the Technology Enterprise Park laboratory facility which originally opened in 2007

·        16.3% Source EUI reduction compared to 2015 baseline year

·        22.8% Site EUI reduction

·        10% Water use reduction by repairing cooling tower leaks and raising the cycles of concentration in the condenser water loop from 9 to 11 cycles reducing cooling tower blowdown.

·        $202,388 annual utility expense reduction (2017 compared to 2015). The annual utility cost reduction equates to $1.60 per square foot of operating expense.

·        Reduced CO2 emissions by 954 metric tons (2015 to 2017 comparison)

·        In 2016 implemented a new boiler heating hot water sequence of operation as was indicated by the 2016 energy audit resulting in 76,000 therm natural gas reduction.

·        Completed a lighting retrofit of the 1st floor and exterior lighting resulting in 44,000 kWh reduction annually

·        Implemented GFS best practices for maintenance management which included cleaning all of the air and water side heat exchangers, calibration of the controls and sensors, replacement of failed actuators, and continuous commissioning of the facility’s mechanical, electrical, and plumbing systems

·        In the winter of 2018  we replaced the cooling tower fill and sealed  the cooling tower frame and basins eliminating several leaks and increasing the heat exchange efficiency
